Luminary Operations exists because Katie believed there was a better way to deliver property services — one grounded in systems, led with integrity, and built to last.
Katie Montoya's path to founding Luminary Operations was anything but linear — and that's exactly what makes her different. Her background spans contractor work in the field, manufacturer's representation, and high-level corporate operations, giving her a rare vantage point that most operators simply don't have.
For years, Katie worked alongside property managers — not as one of them, but as the contractor and manufacturer's rep who understood their world intimately. As Sherwin-Williams' Commercial Cap-X representative for Colorado's apartment and HOA market, she sat at the intersection of product, process, and people. She saw what property managers needed, what vendors failed to deliver, and where the systems consistently broke down.
Inside a large corporation, she developed a fluency in complex processes, cross-functional communication, and long-term strategic project management — overseeing phased repaint programs across HOA and multifamily portfolios that demanded precision, stakeholder alignment, and the ability to lead without always having direct authority.
"I didn't start this company because it was the easy path. I started it because I knew it could be done better — and I knew I was the one to do it."
Luminary Operations is personal. It is being built for Katie's family, for the people who will work inside it, and for the communities it will serve. It is also a statement — that women belong in this industry, at every level, including at the top.
The property services space has long been dominated by companies that prioritize volume over care. Katie is building a different model: one where operational excellence and human dignity are not in tension — they are the same thing.
She believes the best operations are felt through trust, clarity, and care. That conviction is not a tagline. It is a daily practice and a non-negotiable standard.
Every decision at Luminary Operations flows from a set of principles Katie developed not in a boardroom but through real work, real relationships, and hard-earned experience.
